Estimated Net Proceeds = New Loan − Existing Payoffs − Estimated Costs
Current value
The refinance analysis begins with the estimated current property value, but the lender’s accepted appraisal or valuation controls the final leverage.
Existing payoff
The current mortgage payoff, other liens, accrued interest, and closing costs affect whether the transaction produces proceeds or requires cash to close.
Rate-and-term versus cash-out
A rate-and-term request generally focuses on replacing eligible debt and costs. Cash-out adds proceeds beyond eligible payoff and may have different leverage, seasoning, pricing, or documentation requirements.
Coverage still depends on the new payment
The lender cannot confirm DSCR until an approved structure and current rate establish the qualifying payment and the eligible rent is verified.

Important limitation
This page is educational. It does not produce a personalized loan payment, PITIA, DSCR, approval, commitment, rate lock, or guaranteed term. Final figures require lender review.
