Preliminary LTV = Requested Loan ÷ Applicable Property Value
Purchase price and applicable value
A lender may use the purchase price, appraised value, or another permitted value determination under the program. Final leverage cannot be confirmed from an unverified online estimate.
Requested loan and down payment
The requested loan and cash contribution establish the initial leverage request. Closing costs, points, prepaids, reserves, credits, and deposits are separate from the simple down-payment calculation.
Rent and qualifying expense
Market rent, current lease rent, appraisal rent, taxes, insurance, association dues, and the selected loan structure affect the lender’s DSCR analysis.
Static example
A $500,000 requested loan against a $700,000 applicable value produces a preliminary LTV of 71.43%. That does not establish program eligibility, pricing, cash required, or approval.

Important limitation
This page is educational. It does not produce a personalized loan payment, PITIA, DSCR, approval, commitment, rate lock, or guaranteed term. Final figures require lender review.
Run the property before you run the loan.
