Illustrative Net Cash = New Loan − Existing Liens − Closing Costs
Leverage is only one limit
A property may support a theoretical loan amount under an LTV cap, but the qualifying payment may reduce DSCR and lower the amount the lender can approve.
Existing liens reduce proceeds
First mortgages, subordinate liens, accrued interest, and closing costs are deducted from the new loan before net proceeds are available.
Desired cash-out versus requested loan
A desired cash amount can be translated into a requested loan only after the lender knows the payoff, costs, value, and program limits.
Why a lender review is required
Maximum cash-out may depend on credit, property type, state, seasoning, occupancy, reserves, appraisal, title, and current program rules. An online figure cannot replace that review.

Important limitation
This page is educational. It does not produce a personalized loan payment, PITIA, DSCR, approval, commitment, rate lock, or guaranteed term. Final figures require lender review.
Run the property before you run the loan.
