Simplified Cash Flow = Rent − Debt Service − Entered Property Expenses
Debt service is only one expense
Principal and interest are only part of the monthly property cost. Taxes, hazard insurance, flood insurance, association dues, utilities, and other property expenses can materially affect cash flow.
Operating assumptions matter
Management, vacancy, repairs, maintenance, capital expenditures, and turnover are not always captured by a simplified online calculation. Investors should model them separately and seek appropriate professional advice.
Cash flow is not the same as qualifying DSCR
A lender’s DSCR methodology may use a qualifying property expense and eligible rent that differ from an investor’s operating cash-flow model.
Use the short review to start
Send the property value or requested loan, state, ZIP, type, units, rent when available, and financing goal. The lender can then confirm the financing structure and qualifying DSCR.

Important limitation
This page is educational. It does not produce a personalized loan payment, PITIA, DSCR, approval, commitment, rate lock, or guaranteed term. Final figures require lender review.
Run the property before you run the loan.
Send the property basics and financing goal to the right DSCR review team.
