DSCR = Eligible Rent ÷ Qualifying Property Expense
Eligible rent
Depending on the program, eligible rent may come from a current lease, appraisal market rent, short-term-rental history or projections, or another approved source. The full amount entered by a consumer may not be the final eligible amount.
Qualifying property expense
The denominator often includes principal and interest plus taxes, insurance, flood insurance, and association dues. Some programs use a different qualifying payment for interest-only or other structures.
Simple example
If eligible rent is $4,500 and qualifying property expense is $4,000, the educational ratio is 1.125x. Rounding and program thresholds may affect how the lender reports or uses the result.
Not a credit decision
A ratio alone does not establish eligibility, pricing, documentation, appraisal value, property condition, reserves, or approval.
